Building Process

THE “URBAN” BUILD PROCESS

Stage 1- Design Contract– This service will be quoted to you based on the extent of your project. We have an experienced local Architect who we work with, this means you get an architecturally designed home, designed within your build budget to suit your lifestyle for a fraction of the design cost you would usually pay. The design contract needs to be signed prior to this process commencing.

 

Stage 2 – Concept Design - We will provide you with concept drawings that will include a floor plan, elevations and a cross section.  This will enable you to see exactly how your home will be situated on the site and how it will look and feel. It may take several attempts to get to a layout and design that you are 100% happy with. This is completely normal. This stage of the design process is better not rushed.  Upon completion of concept drawings we can provide you with a fixed price quotation to build your new home. The concept design process usually takes about three weeks.

Stage 3 - Quoting – Once the concepts are complete we can begin pricing. We will submit your plans to our regular suppliers and sub contractors for quoting. Usually within three weeks we will submit to you a full fixed price quotation and summary. This will outline in full detail exactly what is included and excluded from your quote. Plans and council permits will be included in this price unless specified otherwise. This quoting service is free.

 

Stage 4 - Quote Acceptance and Contract Documents – Once you have accepted the quotation we will draft up a Master Builders full build contract. We will also complete a guarantee application at this time. Upon signing of the contract agreement a contract deposit will be invoiced to you. Once the deposit is paid working drawings can commence.

 

Stage 5 - Working Drawings and Consents – Working drawings will be completed and submitted to council for consenting. If you wish we can also organize an engineer to carry out the soil report at this stage as this is a mandatory requirement for council. Usually the working drawings take three weeks to complete and then a further 20 working days to be processed through council.

 

Stage 6 - Construction – Once the plans are approved by council and the building consent granted, construction can commence. Prior to this a construction schedule will be supplied to you outlining a start date and an expected completion date. We will assign an experienced project manager to your project from start to finish. This will guarantee you are kept up to speed with site progress for the duration of your project.
